Looking for a private or hard money lender for a Florida investment property? Palermo is based in Aventura and reviews business-purpose financing secured by non-owner-occupied real estate.

01

Start with the current position.

Provide the existing loan balance, maturity, lien information and any amounts needed to resolve the current obligations. An estimated payoff and a formal payoff statement serve different purposes; final closing figures need the relevant written documentation.

02

Separate proceeds from cash available.

A new loan amount is not the same as cash-out proceeds. Existing debt, closing expenses and any reserves or other required amounts reduce the funds available for the proposed use. A useful review distinguishes each item.

03

Connect capital with a business purpose.

Explain how additional funds would be used and how the new loan would be repaid. For an investment property, the property’s condition, income information where relevant and the expected next financing or sale all contribute to the discussion.

Situations to discuss.

  • Replacing financing approaching maturity
  • Revisiting a loan after a property transition
  • Considering a documented business-purpose use of equity

Examples invite a conversation. They do not establish automatic property eligibility or an approval standard.

Good questions

Program questions.

01Is cash out the same as the new loan amount?

No. Cash available is the amount remaining after existing obligations, closing costs and any other required allocations are paid or reserved.

02Does equity alone establish approval?

No. Collateral is important, but the current obligations, business purpose, borrower information and repayment plan also need review.

03Can I submit before I have a formal payoff?

You can begin with a scenario and an estimated current position. The team will identify supporting information needed as the review progresses.
